Finding a Black real estate agent is step one. Finding one who is the right fit for your specific situation is step two. Here is what actually matters — beyond the generic checklist you will find everywhere else.
Verify the Florida license — it takes 30 seconds
Go to myfloridalicense.com and search by name. You want to see an active license, the license type (Sales Associate vs. Broker), and no disciplinary actions. This is basic due diligence for any agent, not just Black agents.
Ask about neighborhoods — specifically
The right Black realtor does not just know the MLS. They know which blocks in Parramore are seeing real investment, which HOAs in Windermere are welcoming to Black families, and where in Lake Mary you will actually feel at home. Ask specific neighborhood questions and listen to how specific the answers are.
Ask how they handle the financing side
Most agents hand you off to a lender and hope for the best. The financing side of a transaction is where things go wrong — delayed underwriting, last-minute conditions, lenders who have historically offered Black buyers worse terms. Why Working with a Black Realtor Is About More Than Representation
I want to say this plainly because most articles on this topic either ignore it or sanitize it: the housing market in America has a documented history of discriminating against Black buyers. Redlining, predatory lending, discriminatory appraisals — these are not ancient history. The effects are measurable in the racial wealth gap today.
A Black realtor who has personally navigated these dynamics — as a buyer, as a professional, as a member of the community — brings something to the table that a directory ranking or a transaction count does not measure. They know which appraisers have been fair in their market. They know which neighborhoods are being appraised below true market value. They know how to protect a Black buyer’s interests in ways that experience teaches and data does not capture.
This is not a criticism of non-Black agents — many are excellent advocates for their Black clients. It is simply an honest acknowledgment of what community knowledge and lived experience add to one of the most consequential transactions in a family’s life.
One more thing worth saying: When you work with a Black realtor, you are also supporting a Black-owned business. The commission you pay goes to a professional who reinvests in your community, hires from your community, and mentors the next generation of Black professionals. That compound effect matters.
